Office Defits Perth
Strip Outs, Make Goods and Office Expansions
Office defits and expansions, managed in-house from strip out to handover
If you’re a Perth commercial tenant with a lease ending, a landlord taking a space back, or a business that has outgrown its floor, here are the two jobs that follow: the defit that returns a tenancy to the condition the lease describes, and the expansion that turns the floor next door into part of the business.
Both decide whether your bank guarantee comes back and how long the business is disrupted, and both are planned around a lease date.
Office Fitout Professionals (OFP) is a Balcatta-based, CM3 pre-qualified registered builder (BP12706) with one of the largest partitioning teams in the business and the demolition, electrical, plumbing, air conditioning, painting and flooring trades in-house. We cover all tenancies and defits, from an office on St Georges Terrace to a warehouse in Bibra Lake.
Project example
At 182 St Georges Terrace, we demolished the old fitout to a warm shell, then completed a full fitout, renovated the amenities and upgraded the lift lobby.

Defits
Office defits: returning a tenancy to base building condition
A defit, sometimes called a strip out or a make good, returns a tenancy to the base building condition or to the condition set out in your lease. Tenants need one at lease expiry or when relocating, and landlords when they want a presentable base fitout to take a space back to market. If you’re moving, we can fitout your new space while the old one is stripped out, with one team on both.
Before work starts
The scope starts with the lease, not the floor: we walk the tenancy against your lease obligations, confirm what the landlord wants kept, and agree scope, budget and handback date before anything comes out. A defit usually covers:
Expansions
Office Expansion Perth: growing without moving
When the business needs more space, an office expansion can extend into an adjoining tenancy, sub-divide or rezone the floor you have, or add rooms through new office construction, demolition and sub-division.

Mader Group
Mader Group, ASX-listed, needed 4,200 m² with 354 open plan desks and the extra toilets that density requires; it was designed in three months and delivered in seven, on budget and without a single variation.

ABC Blinds
ABC Blinds gained a 150 m² mezzanine office in a forgotten corner of an operating workshop.
Planning an expansion
Building permits and the National Construction Code apply, the base building condition shapes the cost, and mechanical and electrical services are a major part of the budget, so we plan on the floor plate first. Open-plan desk areas with quiet focus zones, acoustic separation and ergonomic workstations rather than more rows of cubicles make the new area one working environment with the old, and where the business keeps operating, the works are staged.
Why OFP
Why Perth commercial tenants and landlords choose OFP
Most of the work stays in-house, with our own project managers running the programme, and OFP is part of a manufacturing group that supplies its own plasterboard and glass partitioning, furniture and screen systems. That is where the price control comes from, along with a full cost breakdown covering the building works and every individual trade, and progress you can track online in our project management software.

Frequently Asked Questions
Office Fitout Professionals (OFP) in Balcatta carries out the office defits Perth tenants need at lease expiry, along with strip outs and make goods, as a CM3 pre-qualified registered builder (BP12706), with partitioning, demolition and trades in-house.
A defit is the physical strip out of the fitout you installed. A make good is the lease obligation to return the tenancy to an agreed condition, usually the defit plus repairs, painting and floor coverings. Our make good service covers both.
Several months before lease expiry. Trades, approvals and building access all take time, and the works must finish before you hand back.
Yes, where the site allows. We build the new area first, behind a sealed temporary wall, while your team keeps working in the existing office. Noisy work is booked for after hours or weekends, and the wall between the old and new space is the last thing to come out, so you are never working beside an open building site.
Scope is the biggest variable, from removing a few partitions to a full strip out or a new floor. We provide an itemised quote with a complete cost breakdown of building costs and individual trades.
